SELA Realty Investments security deposit settlement

SELA Realty Investments has settled a Duval County, Florida class action over security deposits it kept without the certified-mail notice the Florida Residential Landlord Tenant Act requires. If you paid a security deposit on a Florida property SELA owned or managed between April 4, 2021 and April 4, 2025 and any part of it was kept, you may be eligible for a cash payment of 60 percent of your deposit out of the $141,793.77 set aside for the class, and the settlement also brings any balance the landlord says you still owe down to zero, including balances sent to a debt collector. The claim form asks for a payment method and no receipts. It must be filed online or postmarked by November 22, 2026, with final approval heard on December 2, 2026, and filing on the official settlement site is free.

Expected

The notice says settlement award checks are disbursed if the court approves the settlement and after any appeals are resolved, and asks class members to be patient. The final approval hearing is set for December 2, 2026 by Zoom.

Read off the official notice, in its own words. These dates slip — an appeal can move a distribution by a year or more — so treat it as the administrator's plan rather than a schedule.

Gail Coleman v. SELA Realty Investments LLC · 2025-CA-002010 · Circuit Court, Duval County, Florida

Sixty percent of the security deposit you paid, out of $141,793.77 set aside for the class as a whole, so what you receive turns on the deposit you paid. Debt relief of $669,408.48 is separate and brings any balance SELA says you still owe to $0, including one passed to a debt collector; the notice's benefits section applies that to class members who moved out on or before December 31, 2025, while its first-page summary says prior to December 31, 2024, so read the notice. The claim form asks which payment method you want and no receipts. The court has not approved the settlement yet.

Why this case happened

The complaint says the landlord and property manager kept parts of tenants' security deposits without sending the certified-mail notice of intent to impose a claim, with the disclosures the Florida Residential Landlord Tenant Act requires, within 30 days of move-out. The defendant denies the allegations and the court has not ruled on the merits. Class counsel will ask the court for up to $75,000 including expenses, and $2,000 for the class representative.

Eligibility questions

These questions help you decide whether to read the official notice. They are not a legal determination.

Did you pay a security deposit on a Florida home owned or managed by SELA Realty Investments between April 4, 2021 and April 4, 2025?

The class is Florida tenants of properties SELA owned or managed in that window.

Was any part of that security deposit kept rather than returned to you?

The class covers deposits where some portion was retained.

Did you receive a certified-mail notice within 30 days of moving out saying the landlord intended to claim part of your deposit?

The class covers tenants who may not have been sent that notice with the disclosures Florida law requires.
