State attorney-general restitution · Open
Greystar Arizona rental fee restitution (Arizona Attorney General settlement)
The Arizona Attorney General announced settlements with Greystar on May 13, 2026 over fees charged on top of the advertised rent. If you rented at The Julia Apartments in Mesa or Avana Gilbert in Gilbert between January 1, 2023 and January 1, 2026, and believe you were charged for parking, valet trash, mail or package delivery, common areas or HOA dues without being told when you first learned what the apartment cost, you may be eligible for restitution. The two complexes are paying $100,000 between them, so payments depend on how many tenants come forward. The claim form sits on the attorney general's own website, asks you to itemize the monthly fees and to upload evidence of payment where you have it, and costs nothing to file.

The two Arizona complexes are paying $100,000 combined for consumer restitution, divided among valid claims, so what any one tenant receives depends on how many people claim and is an estimate rather than a set amount. Separately, the attorney general expects roughly $1.5 million to reach Arizona consumers out of the FTC's $23 million settlement with Greystar; residents of other Greystar properties between 2019 and 2025 are covered by that FTC distribution and do not file on this form.
